Project: Murdoch Mixed Use Precinct

The Murdoch Mixed Use Precinct is strategically located within the broader Murdoch Activity Centre, and in proximity to the $2.0bn Fiona Stanley Hospital, St John of God Hospital, Murdoch University, Challenger TAFE, Murdoch Train Station and the South Street bus interchange. Adopting Transit Oriented Development (TOD) principles, the Murdoch Mixed Use Precinct has the development potential for in excess of 300,000 m2 of residential, commercial and retail floor space over the life of the project.
The broader Murdoch Activity Centre, when fully developed, is forecast to provide up to 35,000 jobs, as one of the largest employment centres outside of the Perth CBD. The Murdoch Train Station, with 6,700 daily boardings, is one of the busiest stations on the metropolitan network, and will provide a direct pedestrian connection to Fiona Stanley Hospital.
In early 2011 Appian Group was engaged by LandCorp to prepare a detailed, market responsive delivery strategy for this complex, multi faceted development. The strategy developed by Appian Group was based on its extensive commercial experience with large developers and its intricate understanding of the health and education opportunities at the site, and recommended a structured process for the completion of a Business Case for further consideration by Government. Appian Group has subsequently been appointed by LandCorp as Project Manager's advising and assisting with this landmark TOD project.
Appian Group is currently coordinating a large consultant team and a diverse group of stakeholders, agencies and authorities to progress the Business Case phase for presentation to Government by the end of 2011. Critical to achieving a successful outcome will be the completion of essential infrastructure to complement the opening of the Fiona Stanley Hospital when it opens in 2014, and the subsequent staging of further development.
In addition, an extensive health sector background has allowed Appian Group to actively liaise with the a range of specialist service providers across Australia, gaining valuable feedback on the health market demand for opportunities adjacent to Fiona Stanley and St John of God hospitals.
